Many firms promise a certain rate only to then charge clients for miscellaneous fees, collecting a spread between the true costs of maintenance and the billing of that maintenance, and accounting gimmickry designed to take money from your investment and put it into their pockets.

Here honesty and a commitment to the best performance of your investment is our guiding principle. If you have perused other websites, you will notice that the fees are not displayed. This is because those fees are not so "clear cut." The schedule you see below are the only fees we charge. All maintenance billed is billed at cost. That is our promise to you.

8%	2-4 Plex > 1990; 5+ units; $1300+ Single Family
9%	2-4 Plex > 1960; Single Family $800 - $1299
10%	2-4 Plex < 1960; Single Family $600 - $799
11%	Single Family < $600
13%	Homes converted to 2+ apartments
15%	Boarders, rooms 5 tenant minimum
