Below are some options for you. Only choose the services you want!  

 

WVMLS Listing $299: For a flat fee of $299 you will be entered into the Willamette Valley Multiple Listing Service (WVMLS)! Unlike others, we do not charge you extra or limit your photographs. You can have up to 21 photographs in the WVMLS. Also, many people find out after the sign up and paid that to make any changes to your listing, there is an extra fee. Not with us! You will pay the Selling Office (ie the other agents in the MLS who may bring you a buyer) a 2-3% commission.

RMLS Listing $299: For a flat fee of $299 you will be entered into the Regional Multiple Listing Service (RMLS)! Unlike others, we do not charge you extra or limit your photographs. You can have up to 16 photographs in the RMLS. Also, many people find out after the sign up and paid that to make any changes to your listing, there is an extra fee. Not with us! You will pay the Selling Office (ie the other agents in the MLS who may bring you a buyer) a 2-3% commission.

Realtor.com FREE!: Anytime you are listed in the WVMLS or RMLS your property will also appear in Realtor.com at no additional charge!

Over 500 Real Estate Listing Websites! FREE!: Your listing will be imported to OVER 500 large non-MLS affiliated listing sites! This includes biggies such as Trulia, Yahoo Real Estate, AOL Real Estate, Zillow, and more!

Hundreds of MLS Affiliated Websites! FREE!: Now you do not have to be listed with the big 6% brokerages to be on their websites! Through cooperation with the MLS database in a process known as "Internet Data Exchange" your listing will not just appear on our website, but also on Prudential, Re/Max, Keller Williams, Coldwell Banker, and all of the brokerages who have a website and are in the MLS! There are over 800 brokerages in the RMLS and over 300 in the WVMLS! Note - these companies cannot omit your listing because you are using a discount brokerage for a By-Owner sale.

Real Estate Documents FREE!: When you list your property, you will be supplied with a sales contract, a property disclosure, an addendum, a repair addendum, and possibly other documentation depending on the particulars of your property.

Transaction Management: So now your buyer wants to make you an offer! What now? Call us and we can help draft the offer, draft the paperwork appropriate to the transaction, handle the negotiations, ensure compliance with rules and laws, make sure timelines are met, and guide the transaction to closing. Several unique pricing options are available to you. For a $575 fee up front, we can represent you in the transaction until closing.

Don't want to spend the money up front? You can choose instead to pay $1150 at closing, only if the transaction closes. Either way you go, its much less than 6%! If the buyer is not represented, we can represent your buyer in the same manner for the same fees, unless we had shown the property to the buyer. More on this next.

Showings:Prefer not dealing with potential buyers? Are you busy? Out of town? On vacation? We have several options for you. First, we can show your property for free an unlimited number of times in hopes of receiving your selling office commission you are offering. Second, you can pay a fee of $75 to show your house. The second option will work great if you happen to be on vacation or out of town, but otherwise prefer to show the house yourself. If the prospect decides they would like to write an offer, they will be routed directly to you. Some buyers are uncomfortable working directly with the seller, and vise-versa, so the first option would work great for that.

Open Houses: We can advertise your open house for a small $10 fee on our website and in the MLS systems.

If you would like us to host the open house, we can do that for $150 plus the opportunity to earn the selling office commission.

Professional Real Estate Signage $29.99!: It would be preferential to have a professional real estate sign in your yard. So we blast the competition away on this one and provide you with a full sized "yard arm" sign that you see all of the big companies use for only $29.00 installation included!

Unlimited Changes To Your Listing (Change Orders) FREE!: Here is a dirty little trick many flat fee companies use. After they list your property they will charge you each time you wish to make a small change in your listing, racking up additional fees on what was supposed to be a reasonable up front investment. At White Star Realty, you have UNLIMITED FREE CHANGE ORDERS! You list your property and later decide you would like to change the wording around a little bit. Or perhaps you have painted the outside of your house and would like to replace the front photo. Maybe its a beautiful day and your first photo was a little more "Oregon." Why do we do this? We are committed to your success! You may call or email as many times as you need!

Photography $75: A licensed broker will come to your house and photograph the interior and exterior. Remember, at White Star Realty you have unlimited photos so we will shoot the pictures showing the best features of your house and load up your listing!

Listing Remarks $75: A licensed broker will tour your house and work with you to devlop attention getting, emotion provoking, descriptive, and colorful verbiage designed to drive them in droves to your property!

Comparable Market Analysis $85: Of all the things that you can do to sell your property, pricing it appropriately is the most important. The second most important thing is exposure, which is why you are visiting this site. A licensed broker will tour your property and determine the most likely range in which your house will sell and supply you with the data you need to make an informed decision. 

 If you decide that full service is the way to go for you, we can still save you money. Almost of the terrific things you see above are free! We collect a flat fee of $2995 at the end of the transaction and only if your property sells. If your property is less than $100,000, then we will charge you 2% on the listing side. You will offer 2-3% to the selling office. IF YOU FIND A BUYER THROUGH YOUR OWN METHODS, SHOW THE PROPERTY, AND THIS RESULTS IN A SUBSEQUENT OFFER YOU WILL NOT PAY THE SELLING OFFICE COMMISSION! *Note* The only item not provided in the full service program is open houses. All Willamette Valley area listings are also entered into the RMLS!
